Have you been thinking about selling your home?
- Perhaps your family has grown and you need more space.
- Maybe you are looking for a neighborhood in your preferred school district.
- Perhaps you just want something different.
If selling is on your mind, summer may be the best time of year to list your home for sale. The highest number of buyers are looking for a new home during the summertime, which means your home will be seen by more people.
If you are still on the fence, here are some frequently asked questions about the process from our friend Gina Rowland, a licensed Realtor with Ruhl&Ruhl Realtors.
Why is now a good time to sell your home?
Across the country, for the past couple of years, we have had a reduced inventory. This tends to promote higher prices for the seller. Right now, during the summer months, the highest number of buyers are actively searching for a new home.
What’s the market like for homes in the Quad Cities right now?
Currently, on the Iowa side, it is a seller’s market, up to $400,000, and active in the upper price range. We simply do not have enough inventory.
On the Illinois side it’s still fairly active, but more balanced between sellers and buyers.
What are things that many families are looking for when buying a home?
Today’s buyers are typically looking for homes that have little or no work to be done. They want updated kitchens and baths, well maintained mechanicals, and open floor plans.
Are there any quick projects you recommend to sellers to work on to increase their home’s value or decrease the time it takes to sell a home?
First, get rid of clutter and excess furniture. The buyers want to see the house, not the seller’s decorating. Next, fresh paint and clean or new flooring. Finally, curb appeal – landscaping must be tidy.
Are there any common mistakes you see homeowners making when preparing their homes for sale?
Yes, spending too much on things that are important to them.
Sellers should always consult a real estate agent about where to best spend their money. Agents know what buyers are looking for in the different price ranges.
